Premier House & One Cathedral Square (ICS)
Premier House is a significant part of the AUD $200 million redevelopment of the Renaissance site in Manchester. This project complements the transformation of the 27 storey Renaissance Hotel and a proposed 300 apartment tower, rejuvenating the current brutalist landmark at the end of Deansgate. The redevelopment also supports Manchester City Council’s ambitious ‘zero carbon’ target for 2038.
BG&E is providing the Property Alliance Group with structural engineering, facades consultancy and materials advice for Premier House, which will be partly demolished to enable development of 3,720 square metres of Grade A office space. New retail and leisure floorspace, refreshed facades, and an improved entrance will add to the building’s appeal and ensure activation. The structural transformation will be supported using high-quality materials for new cladding of the existing frame, ensuring optimal performance and durability.
The Renaissance site and vacant Premier House has long been earmarked for redevelopment, with Manchester City Council looking for a new proposal since initial plans were declined in 2017. The current joint venture between Property Alliance Group and investor Starwood Capital Group will reposition the site as a community landmark with market-leading commercial, hotel, and residential space.
One Cathedral Square – Transforming the Former Renaissance Hotel
The four-star Renaissance Hotel, closed in July 2020, is set for a major redevelopment by Property Alliance Group. Rather than demolishing the original hotel tower, the building will undergo restoration and upcycling. The revamped hotel will operate under the ‘Treehouse’ brand, adding a fresh and vibrant appeal to the Deansgate area.
BG&E is providing structural engineering and materials services for this refurbishment project. Our technical solutions are designed to significantly reduce the development’s embodied carbon emissions, supporting the achievement of BREEAM Certification. The projected environmental benefits are substantial, with a forecasted 40% reduction in CO2 emissions compared to constructing a new hotel of the same size.
Sustainability at the Core of the Project
This redevelopment forms part of a larger £181.6 million plan for the Deansgate site. The new Treehouse Hotel will be the second of its kind in the UK, following the success of the first in London. BG&E’s innovative solutions will be vital in reducing carbon emissions and helping the project meet its sustainability goals while enhancing the city’s commercial and hospitality offerings.
